Below you’ll find links to our application forms for housing at 3025 Mansion and The Mansion 1. Due to the high demand for housing in our buildings, we lease our apartments on a first-come, first-served basis. Our goal is to make our application process for apartment leasing as straight-forward as possible by clearly communicating how it works below. Our Application Process

In order to be placed on the waiting list and/or to get qualified for an apartment, you must first turn in the following documents to the office.

  • The Process

    1. Click on the APPLICANT LINK link, fill up all the required fields, then click on " I am not a Robot" and print and sign the next page that has your app ID.
    2. Your Guarantor has to click on the GUARANTOR LINK. Your Guarantor needs your App ID to fill up the form. Then print and notarize the paper Guarantee form that has all the terms of the guarantee, before sending or bringing it back to the office.
    3. Application fee: $50.00 Check for processing fees per applicant, payable to "3025 Mansion LLC" or SCCGLLC for The Mansion 1. If you cannot pay by check, you can also Venmo your application fee to @Mansion-Apartments or Zelle to Zelle@3025m.com.
    4. Once there is an availability, we acquire a credit report on the guarantor. Upon approval, the lease will be sent out to your group for your preview, so you can set up your appointment to come in the office with your dues, and sign your lease.
    5. You may skip the guarantor step if you choose to prepay the rent. Please contact us if you are interested.
    • Your group must have all the paperwork completed and turned in to our office at 3025 South Figueroa Street, Management office, Los Angeles, Ca 90007, to be qualified for an apartment. (However, if one qualified applicant is willing to pay for the whole dues, and sign the lease for the apartment, they can add the roommates at a later date, before the start date of the lease)
    • First Month's Rent and Security Deposit (which is equal to one Month's rent) are due at the lease signing. The convenience package, which includes the Electricity, Gas, Water, basic/bulk Internet/cable package (Spectrum High Speed Turbo Internet with One Wireless Router exclusive to each apartment) (Time Warner Cable includes all basic channels with one HD receiver), trash removal from trash room on the first floor, and use of the gym could be included in rent as the convenience package for additional $260.00 to $580.00 per month, depending on the apartment (restrictions apply). Most rooms are large enough for two and it is up to tenants and their budget if they want to share rooms.
    • Parking spots are limited and are between $1500.00 to $3000.00 per spot annually (depending on if paid when signing the lease or if paid at a later date and/or for extra spots)
    • The lease is per apartment, not per bed or room. The actual lease starts on July 15th and ends on June 30th of the following year. The July rent is not prorated, however if the apartment is available and ready to move in before July 15, you can move in earlier.
    • The purpose of the “Continuing Guarantee” is to ensure payment of rent. Every tenant on the lease must have their parent or guardian sign a guarantee. If rent is delinquent, first we will contact the tenant who has not paid, and then contact their guarantor. This guarantee holds your guarantor financially responsible in the event of nonpayment of rent or fees; however, they will not be a party on the lease. You will be responsible for any other breach of contract (noise problems, parking issues, etc.) and they will not be contacted for other violations of the lease.
    • The credit report is run on the guarantor, and the criminal and general background check on the applicants. The application does not need to be notarized.
    • The guarantee MUST BE NOTARIZED to be valid, unless the guarantor can come in to the S C Capital Management office, with valid ID to sign in the presence of a leasing agent. This is for your own protection. (If one roommate forges the name and/or signature on a guarantee form, then all liabilities and responsibilities will be on the rest of the group).

    You are welcome to email/fax your application forms (and all notary documents) to our office. However, if you are selected to sign a lease, we must receive the originals within 1 week, or the lease could be voided. Your faxed/emailed documents will be placed in your file.
